Areas of our work will include such as the following:
- Site assembly – It may be possible to buy your development site from one owner but we can also assist with site assembly where you need to buy the site from more than one seller. We can assist with option agreements or conditional contracts.
- We will review the title to the property to ensure that you can carry out your proposed development. Are there any rights in favour of third parties, such as rights of way which might prevent your development? Are there any restrictive covenants that may prevent the use of the property for your development? Do you have rights to connect to the public highway and to connect to public utilities or do any third parties hold random strips that could prevent your development?
- Statutory Agreements – We can assist and negotiate your Section 106 Agreement (planning) Section 38 Agreement (highways) and Section 104 Agreement (drainage) with the statutory authorities.
- Contractor documentation – We can provide you with building contracts that are tailored to your needs together with appointment documents for your professional team including architects, engineers etc.
- We will put together a sale pack for you when instructed to sell your completed development. This sale pack will contain all appropriate documents so as to speed up the sale process.
- You may dispose of your development by way of selling freeholds or long leaseholds and may need an involvement with a management company. We can advise you about all of the relevant documents and help you set up that management company together with the long lease or freehold sale agreements.
